Our job is a profession and the rigors of becoming a certified appraiser have increased more than ever in the past. We have many responsibilities as appraisers, but our main duty is to our clients. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal and often the appraisal is ordered by a third party that the lender has retained to maintain independence. Certain details pertaining to an assignment are to be discussed exclusively with the appraiser's client. As a homeowner, if you would like a copy of the appraisal document, you generally have to obtain it via your lender.

Other obligations include accurate sums appropriate to the scope of the assignment, reaching and maintaining a respectable level of competency and education, the appraiser must behave in a professional manner. When creating reports, we follow the highest ethical standards possible. Doing orders where our fee is dependent on our value conclusion is never an option. In other words, we are not able to agree to do an appraisal report and collect the fee only if the loan closes. There's an obvious conflict of interest if an appraiser can report a greater value with the reward of getting paid more money.

The Uniform Standards of Professional Appraisal Practice also describes a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations.
